Our fees cover all the work needed to complete the purchase of your new home. This includes Registering the property at the Land Registry and handling any stamp duty land tax or Welsh land transaction tax where applicable.
Our fee is based on the assumption that the Transaction is straightforward, with no unexpected issues such as title defects, delays, or the need for additional documents or indemnity policies. It also assumes that all parties cooperate and respond promptly.

We review our fees 8 weeks after issuing the contract pack (for sales) or receiving it (for purchases). If the matter becomes protracted (ie taking longer than a typical transaction).
We will discuss any additional costs at that point based on the hourly rate of the fee earner handling your transaction.
When will payments be required
Once you have confirmed that you wish to instruct us to act on your behalf, we will require an initial deposit towards your costs and disbursements of £500.00 in order that we can commence the conveyancing. For a purchase the balance of costs and disbursements
including Land Tax will be required to be paid before the completion date. For a sale, the balance of costs and disbursements can be deducted from the sale proceeds.
For Commercial matters

Disbursements -Leasehold Properties
When buying or selling a leasehold property (such as a flat) you will pay the usual disbursements that apply to freehold properties, plus some additional costs. These extra charges vary depending on the terms of the lease on the property. Common examples include fees for the landlord or managing agent, but there may be others. We will confirm the specific costs once we’ve reviewed the lease from the other solicitors.
We review our fees 12 weeks after the contract pack has been issued on a sale transaction and 12 weeks after the contract pack has been received on a purchase transaction. You will note from the paragraph above that this means that the transaction is taking longer than usual i.e. it has become protracted. At the 12 week point we will have a discussion with you about any increased costs to see the transaction through to completion. Additional costs will be based on the hourly rates of the fee earners involved with the transaction.
