Timescales
A typical sale/ purchase will take between 8 to 12 weeks.
We will require money on account. In respect of a sale we require £150, in respect of a purchase we require £200.
In certain circumstances additional fees may be payable we will notify you as soon as we become aware. The additional fees may include:
- Fee for unregistered property or a defective title
- Fee for any planning permission or building regulations that hasn’t been obtained
- Fee for any other crucial document
There are also disbursements payable by you which are third-party costs for the services which we pay on your behalf they include:
- Indemnity insurance policies
- ID checks
- Land registry fees
- Plan and deeds application fee
- Land searches
- Bankruptcy searches
Debt Recovery Fees
- Stage 1: This stage includes the initial consultation and the issuing of a letter before further action.
- £175 or 10% of the money recovered, whichever figure is higher
- Stage 2: Following Stage 1, if the debt is not paid, we will issue a claim at the County Court in order to seek an undisputed judgement against them
- £250
- Stage 3: Ash Solicitors can also advise on the best way to ensure the payment of any money owed to you. This may mean the service of a Statutory Demand, which we will help you draft, as well as serve on your behalf. Once the debtor has received this, they will have 21 days to pay or reach an agreement to pay. If payment is not received after this period, we can issue a Bankruptcy or Winding Up Petition.

- Stage 4: If a County Court Judgement has been entered against the debtor, it will be possible to enforce the judgement immediately. Various options are available to you, and we will advise you on the option best suited to your unique situation if necessary.

If we are able to recover your debt, we will charge 10% of the money recovered If 10% of the recovered debt is lower than the minimum costs, we will charge the above fees.
Additional Fees Payable
- Unregistered Title Fee: £250
Where any extra work is undertaken that does not fall into the above fee categories, this will be charged at a rate of £150.00 per hour, plus an additional 10% of this amount for every additional telephone call made and letter received.
There may be additional fees payable depending on the nature of your sale or purchase. The most common ones to arise are listed below along with their additional fee.

Complaints Wording For Fee Publication
We want to give you the best possible service. However, if at any point you become unhappy or concerned about the service we have provided then you should inform us immediately, so that we can do our best to resolve the problem.
In the first instance it may be helpful to contact the person who is working on your case to discuss your concerns and we will do our best to resolve any issues at this stage. If you would like to make a formal complaint, then you can read our full complaints procedure here. [link to your process which is shown on page 3]. Making a complaint will not affect how we handle your case.
The Solicitors Regulation Authority can help you if you are concerned about our behaviour. This could be for things like dishonesty, taking or losing your money or treating you unfairly because of your age, a disability or other characteristic.

What do to if we cannot resolve your complaint
- Within six months of receiving a final response to your complaint and
- No more than six years from the date of act/omission; or
- No more than three years from when you should reasonably have known there was cause for complaint
- We will send you a letter acknowledging receipt of your complaint within five days of our receiving the complaint, enclosing a copy of this procedure. If you have special requirements due to a disability please let us know and we shall do our best to accommodate any alternative arrangements you may require.
- We will then investigate your complaint. This will normally involve passing your complaint to our complaints handling manager, Ayesha Khan who will review your matter file and speak to the member of staff who acted for you.
- Ayesha Khan will then invite you to a meeting to discuss and, it is hoped, resolve your complaint. She will do this within 14 days of sending you the acknowledgement letter.
- Within 7 days of the meeting, Ayesha Khan will write to you to confirm what took place and any solutions she has agreed with you.
- If you do not want a meeting or it is not possible, Ayesha Khan will send you a detailed written reply to your complaint, including her suggestions for resolving the matter, within 21 days of sending you the acknowledgement letter.
- At this stage, if you are still not satisfied, you should contact us again to explain why you remain unhappy with our response and we will review your comments. Depending on the matter we may at this stage arrange for another partner to review the decision.
- We will write to you within 14 days of receiving your request for a review, confirming our final position on your complaint and explaining our reasons.
- If you are still not satisfied, you can then contact the Legal Ombudsman using the details shown on the previous page.
- If we have to change any of the timescales above, we will let you know and explain why.
- If your complaint is specifically about our bill, you have the right to object to it and apply for an assessment of it under part III of the Solicitors Act 1974. If you should choose to exercise this right, and the court is assessing our bill, you may be unable to use the Legal Ombudsman service.
- If you are complaining as a business client, unless you are a “micro business” (as defined by the European Union), you may not be able to use the Legal Ombudsman scheme, and should check the guidance on Legal Ombudsman’s website.
- If you refer your complaint to the Legal Ombudsman as a trustee/personal representative (executor/administrator) or beneficiary of the estate/trust of a person who, before they died, had not referred the complaint to the Legal Ombudsman the period runs from when the deceased should reasonably have known there was cause for complaint; and when the complainant (or the deceased) should reasonably have known there was a cause for complaint will be assessed on the basis of the complainant’s (or deceased’s) own knowledge, disregarding what the complainant (or the deceased) might have been told if he/she had sought advice.
- If the ombudsman considers there are exceptional circumstances (e.g. serious illness or you were still within the time limits when you made your initial complaint to them) then he/she may extend any of the above time limits to the extent that he/she considers fair.
The Legal Ombudsman can help you if we are unable to resolve your complaint ourselves. They will look at your complaint independently and it will not affect how we handle your case
